Local builder wins housing award near One Mile.

Local builder Josh Falk was announced as one of the 21 winners of the 2020 HIA-CSR Australian Housing Awards from across the country in the ‘Custom Built Home ($1.25 -$2 million)’ category for the Hunter Region. The two-storey house overlooks One Mile sandhill and ocean and has been built to ‘NSW Liveable Housing’ platinum standards. Houses built to this standard are suitable for life-time and disabled living so that as people age, they can stay in their own homes for longer.

The award is acknowledgement of builders who excel in building exceptional homes, kitchens and bathrooms, by pushing boundaries with design and innovation while keeping the highest standard in workmanship and running highly successful businesses.

The brief for the owner was the house to be light and bright but also have the space and be disabled friendly.

From there it became the first ‘Liveable House’ to be built in the Great Lakes area and the first for builder Josh. 

Josh was able to project manage the whole build from the down lights to transition areas to power points.

The attention to detail was exceptional. Every doorknob, surface area, kitchen cupboard, proportions around doorways, corridors, beds and cars has been well-thought out for easy living and pleasing aesthetic design.

Some of the additions to the house were:

• Elevator to accomodate a wheelchair
• Disabled friendly bathroom
• Level transition throughout
• 40 solar panels
• 3 Tesla storaged batteries
• Eco glass & doors
• 12 000 litre water tanks
• Double insulation
• Continuous hot water loop in the plumbing
• Rain garden for the overflow
• Innovative construction with plastic framework in the walls that are self-waterproofing
• Flooring system based on concrete beams
